What the state says the job is
This is professional and administrative work planning, developing, and directing a comprehensive maintenance program for a commonwealth facility or group of facilities which may include utility plant operations. An employee in this job provides strategic direction and oversight for a comprehensive maintenance program and partners with facility or agency leadership to develop long-term plans involving maintenance functions. Work involves developing facilities-related projects, policies, initiatives, and objectives to align maintenance functions with the mission and goals of the facility or agency; and providing a plan for the maintenance functions to meet these goals. Work includes preparing annual facility operating and project budgets and developing contingency plans to address shortfalls.
Examples of the work
• Develops, directs, organizes, and monitors a facility maintenance program through subordinate managers and supervisors by establishing priorities and assignments for work orders, projects, and emergency situations. • Develops long-term and annual plans to improve operations; support the facility or agency mission; reach objectives; determine milestones, performance standards, timelines, costs, and necessary resources to meet those objectives; and identify risk factors and how they will be addressed and mitigated.
Minimum qualifications
• One year as a Facility Operations Manager 3 (commonwealth title); or • Seven years of experience performing skilled trades work in commercial or industrial buildings which includes five years supervising skilled trades work in commercial or industrial buildings, or utility plant operations.
